Power-Ready Land for the
AI Infrastructure Buildout
We help landowners, brokers, municipalities, and industrial property owners identify whether their sites may be suitable for data center, energy, or AI infrastructure development.
Have land near a substation, transmission line, fiber route, industrial park, or utility corridor? Submit it for a confidential review. No obligation.
The Infrastructure Gap
The bottleneck is
power-ready land
Data center and AI infrastructure demand is growing rapidly, but developers are constrained by power availability, grid access, zoning, fiber, water, and permitting timelines. Sites that check these boxes are in short supply.
PowerReadySites helps surface potential sites that may fit infrastructure buyers, developers, brokers, and energy partners — connecting power-adjacent land with the people looking for it.

Who We Work With
Who should submit a site?
Landowners with Large Parcels
If you own 50+ acres near power infrastructure, industrial corridors, or utility easements, your land may be a fit for data center, energy, or industrial development. Submit it for a confidential review.
Commercial Real Estate Brokers
Representing a client with industrial, flex, or vacant land near power? Submit on their behalf and we'll evaluate fit with our infrastructure buyer and developer network.
Municipalities & Economic Development
Economic development offices and municipalities looking to attract data center, AI infrastructure, or energy investment can submit sites in their jurisdiction for review.
Industrial Property Owners
Owners of shuttered industrial properties, power-adjacent warehouses, or repurposable facilities may have assets that fit the data center conversion opportunity.
Site Selection Criteria
What makes a site attractive for data center development?
Infrastructure buyers and developers evaluate sites against a combination of power, utility, zoning, and location factors. Sites that meet more of these criteria are more likely to advance in the qualification process.
No site perfectly matches every criterion. Partial matches are still worth submitting. Power and acreage are typically the two highest-priority factors.
Full Site Requirements GuideThe Process
How it works
A straightforward process designed to surface qualified sites without wasting anyone's time.
Submit Your Site
Complete the site intake form with property details, location, power proximity, acreage, and any available documents or maps.
We Review Basic Suitability
Our team reviews the submission against core site selection criteria including power, fiber, zoning, size, and location.
We Identify Potential Fit
If the site may align with buyer, developer, broker, or energy partner requirements, we flag it for further evaluation.
Qualified Opportunities Are Connected
Sites that pass initial review may be introduced to relevant infrastructure buyers, developers, or energy partners at our discretion.

Frequently Asked Questions
What is power-ready land?
Power-ready land refers to parcels that are near existing electrical infrastructure — substations, high-voltage transmission lines, or utility corridors — with the potential to access significant electrical capacity. Data center and AI infrastructure developers prioritize sites where grid connection is feasible without major new transmission construction.
How close does land need to be to a substation?
Proximity requirements vary by developer and power need. Generally, sites within 1–5 miles of a transmission substation are considered favorable. Sites directly adjacent to substations or within utility corridors are the most attractive for large-scale infrastructure.
How many acres does a data center need?
Hyperscale data center campuses typically require 100–500+ acres. Smaller facilities can be built on 20–50 acres. Edge or modular data centers may require as little as 5–15 acres. Larger parcels with expansion potential are preferred.
Does submitting my site guarantee interest?
No. Submission is for review purposes only. We evaluate sites against known criteria and flag those that may be a potential fit. We make no representation that any site will receive interest, an offer, or development.
Can brokers submit sites on behalf of clients?
Yes. Commercial real estate brokers regularly submit sites on behalf of landowners, municipalities, and industrial property owners. Please indicate your role in the submission form.
Is PowerReadySites a broker or developer?
No. PowerReadySites is a site-intake and qualification platform. We are not a licensed real estate broker, data center developer, utility, or financial advisor. We do not represent buyers or sellers in any transaction.
